BOOKING TERMS & CONDITIONS

Reservations for accommodation are accepted by the Owner on the following conditions:

1. Provisional reservations can be accepted by telephone, e-mail, or post and must be confirmed within 7 calendar days by our receipt of a completed Booking Form together with the £100 Reservation Deposit as detailed on the Prices sheet. The names of all members of the party must be included on the Booking Form. Confirmation of receipt of the Reservation Deposit (or the total rental sum and Damage Deposit if the booking is made less than 8 weeks prior to arrival, see paragraph 3 below) will then be issued by the Owner.
2. Once confirmation of the booking has been issued by the Owner, the Hirer is liable to pay the total price shown on the Prices and Availability sheet. The balance of the total rent is due 8 weeks prior to arrival, together with a Damage Deposit of £100. This Damage Deposit is held against any charges incurred as a result of breach by the Hirer of any of these Booking Terms and Conditions, e.g. breakages, damage, additional cleaning, lost keys etc. The Damage Deposit, less any deductions arising as a result of any such breach, will be returned to the Hirer within 21days of the end of the hire period.
3. For bookings made less than 8 weeks before arrival, the total amount of rental shown on the Prices and Availability sheet, plus the £100 Damage Deposit is payable with the Booking Form.
4. Any cancellation must be in writing. The Reservation Deposit is then forfeited and the Hirer remains, as stated in paragraph 2, liable for the full balance of hire. Should the cottage be re-let, the Reservation Deposit less £25 for administration costs and the balance will normally be refunded less a charge for any additional expenses incurred.
5. All bookings are from Friday to Friday. Guests may arrive at any time after 3.00pm on day of arrival, and must vacate the cottage by 10.00 am on day of departure.
6. We regret that no pets and no smoking are allowed.
7. The Owner will not be responsible for injury to or accidents incurred by guests or third parties, or loss/damage of their belongings/baggage. If you wish to insure against these eventualities, please arrange as necessary.
8. No more than five people may occupy the cottage at anytime during the period of let.
9. The Owner (or their representative) reserves the right to enter the cottage at any time during the let for inspection or emergency repairs, or to repossess the accommodation if, in his opinion, any party is acting in a manner which is prejudicial to the well being and comfort of any neighbours.
10. If the cottage is not available as a result of any eventuality outside the Owner's control, the Owner will make a full refund but the Hirer shall have no further claim against the Owner.
11. The Hirer is responsible for the property and is expected to take all reasonable care of it. The property (including all equipment, utensils etc.) must be left clean and tidy at the end of the hire period. The cottage must be left as the Hirer found it on entry and furniture must not be moved. Otherwise, a charge may be made to return the property back to its normal condition.
